6 Steps Toward Getting Your Virginia Salesperson License

Getting your Virginia real estate license might seem daunting, but we're here to guide you
through the process.

Prequalification

To start, you must:

  • Be at least 18 years of age
  • Hold a high school diploma or its equivalent.

  1. Complete 60 hours of approved Pre-Licensing education.

    Successfully complete 60 clock-hours of approved Pre-Licensing salesperson courses. Learn more about your package options here.

    If you have a current license in another jurisdiction and are seeking licensure in Virginia, please see the Virginia Real Estate Board website for your specific education and examination requirements.

  2. Pass the course final exam.

    After you complete all the course materials, there is a course final exam. The minimum passing score is 75%.

    You must take each final in the presence of a proctor, so you'll need to schedule an appointment with a proctor in advance. Find out more about our online proctoring here.

  3. Pass the Virginia real estate salesperson exam.

    PSI administers the Virginia real estate salesperson licensing exam. This 120 question test is comprised of 2 portions, covering both state and national requirements in 150 minutes of allotted time.

    You will have 105 minutes for 80 national questions and 45 minutes for 40 state questions. For more information, see the PSI candidate information bulletin.

  4. Complete fingerprint requirement.

    If you live in Virginia, you must have your fingerprints taken at a PSI testing location in Virginia. If you live outside Virginia, you are still highly encouraged to get your fingerprints taken at a Virginia PSI testing location. A complete application must then be on file with the board within 45 days, or fingerprints will need to be taken again for an additional fee.

  5. Select a sponsoring broker.

    To be licensed, you must first be associated with a current and active Virginia sponsoring broker. In order to receive an active license upon submitting your application, you must be associated with a licensed real estate firm or sole proprietor.

    It's important to find the right broker to work with, since this person will serve as your mentor as you start your new career in real estate. Here are some questions to consider during your search:

    • What is their reputation, both locally and nationally?
    • What kind of real estate agents are they looking for?
    • Are they technologically advanced and up-to-date with the latest systems?
    • How do they support their agents with education and training?
    • What kind of commission structure do they offer?
    • Do they offer benefits?
    • Do they provide their agents with leads and marketing material?
    • Is there room to grow with the brokerage?
  6. Complete the application.

    Once all the requirements have been met, you must complete and mail your completed application package.
